Building renovation, General construction
Taking into consideration the new requirements of the XXI. century, the owner carried out the refurbishment of the building in two steps. The refurbishment included the common areas and the modernisation of the M&E systems as well, therefore new sutable workplaces have been created for the existing and future tenants.
Internal architecture:
The building has been the iconic office building situated on Blaha Lujza square, Budapest. The main concept of the design was to utilise the internal atrium in order to create spacious, bright, transparent areas.
The main entrance has been relacated from the corner to the middle of the facade in order to provide more flexibility tomodify the internal spaces. At the position of the old entrance a cafeteria has been created, which is accessible from the street as well.
Glass material dominates the internal architecture of all the refurbished common areas.New green areas have been created inside the building, which is also a new concept in the design.Three tree holder posts have been installed int he restaurant area, and there is a new bended green area next to the atrium elevators. The internal architectural concept was designed with the involvement of landscape and glass artists.
Mechanical systems:
The whole mechanical system of the building have been replaced in order to achieve lower energy consumption.
- New air handlin units with heat exchangers
- Reduce the CO emission
- Increase the fresh air inlet by 15%
- New piping and air ducting with more efficient thermal insulation
- Frequency converters for the pumps
- Replacement of all the fan coils
- New smoke exhaust system into the corridors in accordance with the new standards
